Please read these terms carefully before placing an order with EkoBuild.

1. General Terms

These terms and conditions ("Terms") govern the sale of products and services by EkoBuild ("we", "us", "our") to you ("you", "the customer"). By placing an order with us, you agree to be bound by these Terms.

These Terms apply to all orders placed through our website at ekobuild.co.uk, by telephone, or by email. They do not affect your statutory rights as a consumer under UK law.

We reserve the right to refuse or cancel any order at our discretion, including where a product is listed at an incorrect price or where we are unable to fulfil your order for any reason. In such cases, we will notify you promptly and issue a full refund for any payment already received.

2. About Us

EkoBuild is a trading name (company registration pending as EkoBuild Ltd). We are the sole UK importer and distributor of AHT amorphous metal ribbon electric underfloor heating technology.

3. Product Descriptions

We make every effort to ensure that product descriptions, images, specifications, and other information on our website are accurate and up to date. However, we do not warrant that all product descriptions or content on our website are error-free, complete, or current.

Our product range includes:

  • Electric underfloor heating mats (AHT amorphous metal ribbon technology)
  • Thermostats and temperature controllers
  • Insulation boards and underlays
  • Complete underfloor heating kits
  • Infrared heating panels

Product images are for illustration purposes only. The actual product may differ slightly in appearance from the images shown. All product weights, dimensions, and technical specifications are approximate and provided in good faith.

If you have any questions about a product before ordering, please contact us using the details in Section 14.

4. Pricing & Payment

All prices on our website are displayed in pounds sterling (GBP) and include VAT at the applicable rate, unless otherwise stated. Delivery charges, if applicable, are shown separately at checkout and will be added to your order total.

We reserve the right to change our prices at any time. Any price changes will not affect orders that have already been confirmed by us.

In the unlikely event that a product is listed at an incorrect price, we will contact you before processing your order. You will have the option to confirm the order at the correct price or cancel for a full refund.

Payment Methods

We accept payment by the following methods:

  • Credit card (Visa, Mastercard, American Express)
  • Debit card
  • Bank transfer (for trade/bulk orders)

All card payments are processed securely through Stripe. We do not store your full card details on our servers. Payment is taken at the point of order unless otherwise agreed in writing.

5. Ordering Process

When you place an order through our website, it constitutes an offer to purchase the products. We will send you an email acknowledging receipt of your order ("Order Confirmation"). This acknowledgement does not constitute acceptance of your order.

A binding contract between you and EkoBuild is formed when we dispatch the products to you and send you a dispatch confirmation email ("Dispatch Confirmation").

We reserve the right to reject any order for any reason, including but not limited to:

  • The product is out of stock or discontinued
  • There is an error in the product description or price
  • We are unable to verify your payment details
  • The order appears fraudulent

If we are unable to accept your order, we will notify you and issue a full refund.

Trade & Bulk Orders

For trade, commercial, or bulk orders, please contact us directly. Separate terms may apply, and we may offer volume pricing at our discretion.

6. Delivery

We deliver to addresses within the United Kingdom. Delivery to other destinations may be available on request -- please contact us for a quote.

Estimated delivery times are provided at checkout and in your Order Confirmation. While we make every effort to meet estimated delivery dates, these are not guaranteed. Delivery times are estimates only and do not form part of the contract.

If delivery is delayed beyond 30 days from the date of your order (or any later date agreed with you), you are entitled to cancel the order and receive a full refund under the Consumer Rights Act 2015.

Delivery Charges

Delivery charges vary depending on the size, weight, and destination of your order. Free delivery may be available for orders over a specified value, as displayed on our website at the time of ordering.

Risk & Ownership

Risk of damage to or loss of the products passes to you upon delivery. Ownership of the products does not pass to you until we have received payment in full.

Damaged or Missing Items

Please inspect your delivery upon receipt. If any items are damaged or missing, you must notify us within 48 hours of delivery by emailing hello@ekobuild.co.uk with your order number and photographs of any damage. We will arrange a replacement or refund as appropriate.

7. Returns & Cancellations

Your Right to Cancel (Consumer Rights Act 2015)

If you are a consumer (i.e. purchasing for personal, non-business use), you have the right to cancel your order within 14 days of receiving the products, without giving any reason. This is your "cooling-off period" under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

To exercise your right to cancel, you must inform us of your decision by a clear statement, such as an email to hello@ekobuild.co.uk or a letter sent to our address. You may use our cancellation form if we provide one, but this is not required.

Returning Products

If you cancel your order, you must return the products to us within 14 days of notifying us of the cancellation. Products must be returned:

  • In their original condition and packaging
  • Unused, uninstalled, and undamaged
  • With all accessories, documentation, and components included

You are responsible for the cost of returning the products to us, unless the products are faulty or we have sent you incorrect items.

Refunds

We will process your refund within 14 days of receiving the returned products (or within 14 days of you providing evidence that you have returned them, whichever is earlier). Refunds will be made using the same payment method used for the original purchase.

We may reduce the refund to reflect any reduction in the value of the goods caused by your handling of them beyond what is necessary to establish the nature, characteristics, and functioning of the goods.

Exceptions

The right to cancel does not apply to:

  • Products that have been installed or connected to a power supply
  • Products that have been cut, modified, or altered in any way
  • Custom or bespoke products made to your specification

Faulty Products

Your statutory rights under the Consumer Rights Act 2015 are not affected by these Terms. If a product is faulty, not as described, or not fit for purpose, you are entitled to a repair, replacement, or refund. Please contact us as soon as possible if you believe a product is faulty.

8. Warranty

15-Year Warranty on Heating Mats

All EkoBuild AHT electric underfloor heating mats are supplied with a 15-year manufacturer's warranty from the date of purchase. This warranty covers defects in materials and workmanship under normal use and proper installation.

Warranty Coverage

The warranty covers:

  • Manufacturing defects in the heating element
  • Failure of the heating mat under normal use when installed in accordance with our installation guidelines

Warranty Exclusions

The warranty does not cover:

  • Damage caused by improper installation, including failure to follow our installation instructions
  • Damage caused by misuse, neglect, accident, or modification
  • Damage caused by third-party products, accessories, or components not supplied by EkoBuild
  • Normal wear and tear
  • Damage caused by building or structural issues (e.g. moisture ingress, subfloor movement)
  • Installation by unqualified persons where electrical regulations require a qualified installer
  • Products that have been cut, modified, or repaired without our authorisation

Making a Warranty Claim

To make a warranty claim, please contact us at hello@ekobuild.co.uk with:

  • Your order number and date of purchase
  • A description of the issue
  • Photographs or other evidence of the defect

We may ask you to carry out reasonable diagnostic steps or arrange for inspection of the installation before processing a warranty claim.

Other Products

Thermostats, insulation, infrared panels, and other accessories are covered by the manufacturer's standard warranty as stated in their product documentation. Please contact us for details.

Warranty & Your Statutory Rights

This warranty is in addition to, and does not affect, your statutory rights under the Consumer Rights Act 2015.

9. Limitation of Liability

Nothing in these Terms limits or excludes our liability for:

  • Death or personal injury caused by our negligence
  • Fraud or fraudulent misrepresentation
  • Any liability that cannot be excluded or limited under applicable law, including your statutory rights under the Consumer Rights Act 2015

Subject to the above, our total liability to you in connection with any order shall not exceed the total price paid by you for that order.

We shall not be liable for any indirect, incidental, special, or consequential loss or damage, including but not limited to:

  • Loss of profits, revenue, or business
  • Loss of data
  • Loss of anticipated savings
  • Cost of installing or removing products
  • Damage to property (other than the products themselves) caused by defective installation not carried out by us or in accordance with our guidelines

We strongly recommend that all electrical underfloor heating systems are installed by a qualified electrician in accordance with current IET Wiring Regulations (BS 7671) and our installation guidelines.

10. Intellectual Property

All content on the EkoBuild website, including but not limited to text, graphics, logos, images, photographs, videos, product descriptions, software, and design, is the property of EkoBuild or its licensors and is protected by UK and international copyright, trademark, and other intellectual property laws.

You may not reproduce, distribute, modify, create derivative works from, publicly display, or otherwise exploit any content from our website without our prior written permission, except for personal, non-commercial use such as printing product information for your own reference.

The EkoBuild name and logo are trademarks of EkoBuild. AHT is a trademark of its respective owner. Use of these marks without permission is prohibited.

11. Data Protection

We collect and process your personal data in accordance with our Privacy Policy and applicable data protection legislation, including the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.

By placing an order, you consent to us processing your personal data as necessary to fulfil your order, manage your account, and communicate with you about your purchase.

12. Governing Law & Dispute Resolution

These Terms are governed by and construed in accordance with the laws of England and Wales. The courts of England and Wales shall have non-exclusive jurisdiction over any dispute arising from or in connection with these Terms.

If you are a consumer resident in Scotland, you may also bring proceedings in the Scottish courts. If you are a consumer resident in Northern Ireland, you may also bring proceedings in the courts of Northern Ireland.

Dispute Resolution

If you have a complaint about any product or service, please contact us first so we can try to resolve the issue directly:

We will endeavour to resolve your complaint within 14 days. If we are unable to resolve the matter to your satisfaction, you may refer the dispute to an approved alternative dispute resolution (ADR) provider or to the courts.

As an online seller, we are required to inform you that the European Commission's Online Dispute Resolution platform is no longer available to UK consumers following Brexit. However, you may contact Citizens Advice (citizensadvice.org.uk) for guidance on your consumer rights.

13. Changes to These Terms

We may update these Terms from time to time. Any changes will be posted on this page with an updated "Last updated" date. Changes will not apply retrospectively to orders already placed.

We encourage you to review these Terms periodically. Your continued use of our website and placement of orders after any changes constitutes acceptance of the revised Terms.
